Miyagi Prefecture has released the results of a land price survey, which is used as a benchmark for land transactions. Residential and commercial land prices have risen for the 12th year in a row. The prefecture conducts an annual land price survey with the aim of conducting land transactions at appropriate prices. The results were announced on September 17 for 405 localities in the prefecture. The average rate of change for the entire prefecture was 2.2%, marking the 12th consecutive year of growth. The highest rate of change among residential areas was in Yamatocho Morinooka 2-chome, with a 12.7% increase. Atsushi Nishiyama, a real estate appraiser, said, “Since it is an extension of the suburbs of Sendai City, there is a strong movement to find housing in neighboring municipalities. It is also a new residential complex, and its prices seem reasonable. The reason is that there are also commercial properties in the surrounding area.” In addition, the commercial area where prices rose the most was Kosugaoka 1-tome, Miyagino Ward, with a growth rate of 16.7%. The commercial area with the highest price was Chuo 2-tome in Aoba Ward, where the Sendai Toho Building is located, with a price of 4.32 million yen per square meter. This is the highest price in 42 consecutive years. On the other hand, the commercial area with the largest price drop was Tsuya-matsuoka, Motoyoshi-cho, Kesennuma City, where prices fell the most at 15,400 yen per square meter. Atsushi Nishiyama, a real estate appraiser, said, “There are so many vacant shops here that I can’t find any real estate deals. Depopulation and decline of shopping streets are accelerating, and the shops themselves are being converted into residential areas.”
